Our developments sit near existing parks and reserves, but we go further. We design green space into our neighbourhoods from the start: quiet corners, shared courtyards, native plantings, and pathways.
Tihi, Mt Albert
At Tihi, a shared village green sits at the heart of the development. Landscaped with native plants, it includes shaded areas to sit and relax plus places for the kids to climb and play. Several homes back directly onto this space, creating an easy flow between privacy and community.
Pathways weave between homes and link to the wider neighborhood, including the nearby Te Auaunga/Oakley Creek walkway. Good design isn’t just about individual houses. It’s about how people move, meet, and belong.
Tihi was created with award-winning Stevens Lawson Architects, Māori design specialist Graham Tipene, and Strachan Group Landscape Architects in a collaboration rooted in Te Tiriti o Waitangi principles.
As Graham Tipene puts it: “When you work with people who understand that design isn’t just about buildings, it’s about identity, about belonging, you create spaces where our kids can walk through and say: I see myself here. That’s what good design should do. It should show us who we are, remind us who we come from, and leave a better story behind for the next generation.”
Morgan & Midgley and Saltwood
At Morgan & Midgley in Hobsonville and Saltwood in Red Beach, landscape design embraces the coast. Native planting softens built edges. Walkways encourage exploration. These spaces feel like natural extensions of the waterfront and bush, not afterthoughts.
Green spaces improve air quality, support biodiversity, manage stormwater, and moderate temperature. Research shows they reduce stress, encourage physical activity, and strengthen social bonds.
